A pre-application proposal for the adaptive reuse of a vacant building on Granby Street, in the town centre of Leicester. The four upper floors of the existing structure had stood empty for two decades.

The scheme densifies the site with mixed use: it converts the existing building and adds two rooftop levels, with two floors of commercial space over ground and basement and six floors of studio accommodation, a 1:3 ratio between the two uses. The revised facades take a quiet, restrained character within a busy, ornamented street.
